Realtor Wisdom

Terms of Use

Last updated November 6, 2026

These terms govern your use of Realtor Wisdom, the platform at realtorwisdom.io, including the Deal Room, Real Wisdom, the Capital Marketplace, the Institution View, the Real Impact Score and any program run on it. By creating an account or using the platform you agree to them. If you use it on behalf of a company, you agree on that company's behalf and confirm you are authorized to.

1.Who we are

Realtor Wisdom (“Realtor Wisdom”, “we”, “us”) operates the platform. You can reach us at anis.taylor@realtorwisdom.io.

2.Accounts and access

  • Accounts are by invitation only. An invitation is for the person it was sent to and may not be passed on.
  • Each login is for one person. Keep your password private and tell us right away if you think someone else has used your account.
  • Your access level (developer, fund or lender, or program owner) decides what you can see. Do not try to reach information your access level does not grant.
  • You must be at least 18 years old to use the platform.

3.Your information belongs to you

You, or the company you act for, own the information you put into the platform: deals, capital sources, weekly numbers, plans, checklist entries, impact counts, notes and messages (“Your Content”). You give us permission to store, process and display Your Content only as needed to run the platform for you and the people you choose to share it with, and as described in section 6.

You are responsible for Your Content being accurate and for having the right to share it. Please do not enter information about another person that you do not have permission to share.

4.What the platform does not hold

Your corporate and financial records stay in your own data room. The platform stores links to them, the review status of each one, and the figures you type in. It does not store the documents themselves. Anyone who opens a link does so under the sharing settings of the service where the file lives, which you control.

5.Who can see what

  • Your organization. People in your organization can see your organization’s information.
  • Programs. If you hold a seat in a program cohort, the people who run the program can see your program record, and verify or reject the documents you submit.
  • Funds and lenders. A fund named on a cohort sees your program record only after your seat has been shared with it. Until then it sees that you are in the cohort and nothing more.
  • Public deal profiles. A deal you mark as public can be opened by anyone with the link, without signing in. Turn it off at any time.
  • Letters to lenders. A financing request you draft opens in your own email. The platform does not send it for you.

6.Aggregated, de-identified data

We may combine information from across the platform to produce aggregated, de-identified data, for example how long deals of a certain type take to close or how construction loans perform. De-identified means it does not name, and cannot reasonably be used to identify, you, your organization, your deals, your lenders or any person. We may use, publish and license that data, including for benchmarks and research. We will not publish a figure that is drawn from fewer than five organizations.

This permission covers data while you use the platform and continues after you stop, but only for data in de-identified, aggregated form. It never covers Your Content in a form that identifies you.

7.Records are kept as a history

Certain records are kept as a history rather than overwritten, including deal outcomes, checklist evidence, report submissions, impact counts, weekly numbers and scores. A mistake is fixed by adding a correction that names the entry it replaces. Both stay on record, so everyone can see what changed and when.

8.Scores, AI and the Marketplace are information, not advice

  • The Real Impact Score, Deal Health, the Impact Record and any program score are tools to organize information. They are not credit ratings, appraisals or approvals, and no lender is bound by them.
  • Real Wisdom is an AI assistant. Its answers can be incomplete or wrong. Check anything important before you rely on it.
  • Capital Marketplace listings show information lenders publish or give us. Rates, terms and availability can change, so confirm them with the lender.
  • Realtor Wisdom is not a lender, broker, investment adviser, lawyer or accountant. We do not make credit decisions, and nothing on the platform is a promise of financing or legal, tax, investment or financial advice.

9.Acceptable use

You agree not to:

  • enter information you know is false or misleading, including documents or figures presented to a lender or program;
  • try to access another organization’s information, test the platform’s security without our written permission, or get around access controls;
  • copy, scrape or resell the platform or its content, or use it to build a competing product;
  • upload malicious code, overload the platform, or interfere with other users;
  • use the platform for anything unlawful, including discrimination in lending or housing.

10.Programs and other agreements

A program run on the platform, such as a cohort, may have its own agreement covering participation, funding and reporting. That agreement governs the program. These terms govern the platform. If you have a separate written agreement with us that conflicts with these terms, the separate agreement controls on that point. Any fees will be set out in a separate written agreement.

11.Ending your use

You can stop using the platform and delete your login at any time from Settings. Your organization’s information stays with the organization unless it asks us to remove it. Before leaving, you can ask us for an export. We may suspend or end access for anyone who breaches these terms or puts the platform or other users at risk. When reasonable, we will tell you first.

12.Disclaimers and limits

The platform is provided “as is” and “as available”. To the fullest extent the law allows, we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose and non-infringement, and we do not promise the platform will be uninterrupted or error free.

To the fullest extent the law allows, Realtor Wisdom is not liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, lost financing or lost data. Our total liability for any claim relating to the platform is limited to the greater of the amount you paid us for the platform in the twelve months before the claim, or one hundred dollars.

13.Changes to these terms

We may update these terms. When a change is material, we will tell signed-in users before it takes effect. Continuing to use the platform after that means you accept the change. The date at the top always shows the latest version.

14.Governing law

These terms are governed by the laws of the State of Wisconsin, without regard to its conflict of laws rules. Any dispute will be heard in the state or federal courts located in Milwaukee County, Wisconsin.

15.Privacy

How we handle personal information is described in the Privacy Policy, which is part of these terms.
